Have a lot of 7,000 sq ft or more near Burquitlam Station? Let's see what it could become.
Red Cedar Properties is a multiplex developer and builder in Coquitlam and Burnaby. We take projects from design and permits through construction and sales, and we can bring equity and construction financing when a project needs it.
Sell, partner, or have us build for you
Every landowner's situation is different. We'll show you the numbers for each option, so you can choose the one that fits.
Sell your land
We buy development lots directly. You get a clear offer, a straightforward process and flexible closing dates.
Joint venture
You contribute the land and we run the whole project. If the project needs more capital, we can bring equity and arrange the construction loan. We agree the split in writing before anything starts.
Build for you
We handle design, permits, construction and, if you want, sales or leasing on your lot. Construction is managed through Vanguard Civil & Construction, our construction management arm, with open budgets and regular cost reports.
Everything a project needs, from first sketch to final sale
Design and permits
Feasibility, architecture and engineering, development and building permits, and City approvals.
Construction
Trade tendering, procurement, and cost, schedule and quality control through Vanguard.
Sales and leasing
Pricing, marketing and pre-sales for strata homes, or lease-up for rental buildings.
Capital
Equity from Red Cedar when a project is short of funds, and the track record to arrange construction loans.
From duplexes to six-storey buildings
Multiplexes are our core. For townhouse and six-storey projects, which usually need a larger or combined site, we're open to partnering with landowners and other developers.

- Lot size: 7,000 sq ft or larger for multiplexes; larger or combined sites for townhouses and six-storey buildings

Recent multiplex projects
| Project | Lot | Zoning | Homes | Home size | Parking | Status |
|---|---|---|---|---|---|---|
| 692 Florence St Burquitlam, Coquitlam | approx. 8,200 sq ft | RT-1 | 3-home multiplex (triplex) | about 1,890–2,060 sq ft; 4 bed, 3 bath | 2 stalls per home, EV-ready | Completed, sold out |
| 1161 Madore Ave West Coquitlam | 9,849 sq ft | RT-1 | 4-home multiplex | about 1,835–1,856 sq ft; 3 bed, 2.5 bath | 8 underground stalls, plus storage | Under construction, summer 2027 |
| 850 Duthie Ave Burnaby | 11,527 sq ft | R1 (small-scale multi-unit housing) | 6 homes in 3 duplex buildings over an underground parkade | about 2,540–2,790 sq ft, 3 storeys | 8 underground stalls with EV chargers | Coming fall 2028 |
Two of these projects build homes over an underground parkade. Parking goes below ground, which leaves more of the lot for homes, yards and light. Our construction management team plans the shoring, excavation and waterproofing with specialist trades. Read what we've learned building over a parkade.
FAQ
What is the smallest lot you will consider?
7,000 sq ft, in the Burquitlam area near Burquitlam SkyTrain Station. Smaller lots can still work if neighbours combine their properties, so it's worth a call.
My lot is in the Burquitlam Transit-Oriented Area. What can be built on it?
It depends on the distance from the station, the lot's size and shape, the City of Coquitlam's land-use designation and what your neighbours do. Many single lots can be redeveloped under their current zoning as a multiplex, while apartment-scale density usually needs several lots combined. Our feasibility review sets out the realistic options for your address.
Do I have to sell, or can I keep a stake?
Either. You can sell outright, join a joint venture and share in the profit, or keep the property and have us build for you.
Can you help fund the project?
Yes. If a project is short of funds, Red Cedar can invest equity, and we can arrange the construction loan. We set out how the funding works before any agreement is signed.
What types of projects do you partner on?
Duplexes, triplexes, fourplexes, sixplexes and purpose-built rental, and, on larger or combined sites, townhouses and six-storey apartment buildings.
Should I combine my lot with my neighbours'?
Often yes, near the station. A larger combined site can qualify for more density and is usually worth more per square foot. We can talk with you and your neighbours together.
Who manages construction?
Our in-house team manages it through Vanguard Civil & Construction, Red Cedar's construction management arm. Vanguard tenders the trades and controls cost, schedule and quality.
